Teak decks do require maintenance. There should be no such thing as "pretty"
teak decks, apart from a deck washed in salt water to a perfect gray or
almost white - that is the correct state of a teak deck. Oil or varnish is
ABSOLUTELY not a good thing on a deck, but what you do on brightwork is a
different thing...

As for maintenance, plan on having to recaulk the decks every ten years or
maybe less. DO NOT scrub hard - it raises the grain and eats away the deck.
Wash with a soft brush across the grain, not with the grain.

Simple answer - if you like gray teak, not a problem. If you want "pretty"
teak, hire at least 10 people full time. Don't know about the cool vs. warm
statements.
