i assume this will not sit well with many of you (or others).

Some background - I was born in nawlins (New Orleans to those who dont
live there), grew up and have always lived in the coastal south - little
rock, AK, monroe, LA, savannah, GA, Baltimore, MD, Washington DC,
Charleston, SC, Melbourne, FL, now honolulu HI

My take on how to 'solve' the coastal 'problem' - take responsibility for
    your own risks.

I spent the past hurricane season in melbourne florida - staring down a
few 'coulda happened' - and thanks to the state legislature, with only
$20,000 worth of insurance on my home - a 41' Gulfstar ketch that i bought
2 years ago for $36,5000 and have put over $10,000 into [it was a project
    boat].

My proposal is simple - if you live in a
    flood/hurricane/earthquake/whatever *KNOWN* high-incidence natural hazard
zone - eihter accept the risk *YOURSELF* or et out.

And before you freak out - yes, we should grandfather these properties in
    - BUT, once an insurance comapy writes a check against your property, you
hav to know it is the *LAST* check *EVER* for that piece of property.

    So, how would this work?

Let's say you lived in the Big Easy 4 feet below sea level and had oh,
lets say - a near miss disaster from camille in 1969, a good thrashing
from Betsy in 67 (or 68). What would have happened when Katrina came to
town? Either you'd be gone or you'd be paying to rebuild on your own. No
$100 Billion tax increase for some poor farmer in Idaho who has no concept
of what a hurricane is like. Just you. *Your* choice. *Your*
    responsibility. *Your* risk.

And if you were lucky enough to have skated by Camile and Betsy but got
hammered by Katrina? You;d get a check from the insurance company. And
you'd be told it was thae last one *EVER* on that property. Would you
rebuild? That'd be up to you - not some farmer in Idaho. Or all of the
rest of us and our kids - and thier kids....

    Accept Your Own Risk
    jim
